Application Instructions and Policies
Thank you for choosing to apply with Real Estate Management Solutions, LLC. To apply for a rental unit, select the rental unit you are interested in:
Application Policy
- Only submit one application at a time. If you are interested in more than one unit, Please let our office know when they reach out.
- All occupants must complete an application. All minors must be listed, along with any family pets.
- All applicants are required to provide a valid driver's license or state identification card – this can be uploaded directly through the application.
- Each applicant must provide proof of income – this can be uploaded directly through the application. SCREEN SHOTS OF YOUR BANK ACCOUNT WILL NOT BE ACCEPTED. A tax return would be acceptable if you cannot provide the following.
- Please list all sources of income (payroll stubs, child support award letters, etc.).
- If an applicant receives an income subsidy, a verification must be provided when completing the application.
- Each application is valid for up to 30 days. After that time, remittance of income would be required.
- Keep in mind that we do not hold apartments. Leases are signed on a first-come, first-served basis; in the order, they are approved, not received. Therefore, it is crucial to submit a complete application.
- A rental history check will be conducted on your application. Applicants are required to have at least two years of satisfactory housing history, including rental history and/or home ownership.
- If you own or have owned a home, please note this. You will have to provide proof of on-time mortgage payments and that you are in good standing.
- Satisfactory housing history does not include time residing in student housing (dorms) or residing with parents or relatives.
We do not charge for our applications or pull credit. Please contact our office before submitting your application should you have questions about those requirements.
Potential Reasons for a denied application:
- Falsification of any information.
- If an applicant owes money to a previous landlord, this balance must be paid in full before the application will be processed.
- If an applicant owes money on an open judgment within the court system.
- A background check will be done on each submitted application. In past 5-7 years, any filing for eviction (stipulated eviction, eviction of record, etc.) will result in a denial.
- Unacceptable reference from current/previous landlord or unverifiable rental history.
- Violent crime or manufacture/distribute drugs conviction in the last 10 years. This includes any Felony convictions of any kind.
- Insufficient or unverifiable income or first-time resident without a co-signer.
We are in the business of providing housing and consider each application in its totality. Application processing may take up to 72 hours. If you would like to discuss rejection, we would be happy to do so. Just call our office.
